There are many factors and ternds that need to be analysed in reaching meaningful conclusions on the current state of the housing market.
Whilst the report provdes caveats before reaching its conclusions, there is a more confident view on the key elements needed for a recovery to take place. Of course no-one can be sure when money market liquidity will be achieved but the initial stages of the Asset Purchase Facility which only commenced after this report was issued may advance the day when mortgage funds are readily available.
Auctions will always provide data that can be represented in such a way to support any view. Guide Prices at 7 to 8.5% are now being readily beaten to 6% because investors are getting such a lowe return on funds at bank. Attendance at auctions is very high and they are not "window shopping"....
