Commercial mortgage holders 'should aim to be green'

16 September 2010

Written by Steve Olejnik

Commercial mortgage holders may need to ensure their property is environmentally-friendly, as new research shows this is a key issue for tenants.

The latest Property Industry Alliance Occupier Satisfaction Survey asked those renting offices about how happy they were with their landlords.

Out of all the factors that affect the relationship between tenant and property owner, it was green issues that received the lowest score from respondents.

Suggesting landlords and occupiers may have conflicting views on how environmental matters should be approached, the organisation revealed commercial real estate investors had scored 3.5 out of ten when it came to office users' satisfaction with the sustainability of commercial spaces.

This may not be the only area mortgage holders need to improve, as tenants claimed their overall happiness with property owners was 4.9 out of ten.

Recent statistics from the British Property Federation found offices were typically occupied by small and medium-sized businesses for 4.1 years, while larger firms remained in the same place for an average of 6.6 years.
