Local knowledge 'important' - buy to let mortgages
26 June 2009
A number of "naive" property investors got themselves into difficulties due to lack of research in the buy to let "boom" period earlier this decade, it has been suggested.
Many focused on the supply aspect of the market, rather that the important demand factor, according to editor of Property Investor News Richard Bowser.
He stated that it is a "distinct advantage" for landlords with buy to let mortgages to purchase bricks and mortar in an area they know well.
It is apparently vital that investors conduct thorough research or already have significant knowledge of the market they are buying into.
Commenting on some of this decade's buy to let failures, he said: "[Investors often relied] on portfolio building companies who were only interested in serving their own ends and not fundamentally interested in the client once the property had been sold."
Experts from both property investment consultancy Ducalian and Property Hawk website have recently emphasised the importance of thorough research prior to joining the buy-to-let market.
