A commercial mortgage may be used to fund the creation of one of England's largest port-related construction projects.
Able UK's proposal to erect a £100 million, 1,000-acre logistics park on the South Humber Gateway has been approved by North Lincolnshire Council.
This is expected to create 5,363 jobs and 327 of these will be in construction.
Further investment worth £1.5 billion could be attracted indirectly if other companies view the surrounding location as a better place for business due to this scheme.
Leader of the council Liz Redfern said that this "marks the first step" to improving this location and encouraging businesses to base their operations there.
"This is fantastic news. It is what this area needs and deserves," she exclaimed.
Transport depots, external storage areas, a motel, a business park and energy developments will be some of the facilities built.
Able UK, based in Teeside, describes itself as a market leader in renewing urban landscapes and promoting redevelopment.
