Company director raises finance on unencumbered rental property

The client, a successful IT contractor runs his business through a limited company. The business had accumulated a substantial amount of cash so the client decided to invest in buy to let.

He purchased his first property for cash and then decided to raise a mortgage on it to provide the deposit for a further three buy to let properties.

The problem he encountered was that most buy to let lenders will not lend to trading limited companies; however, we have access to specialist lenders who will consider these scenarios.

Loan amount: £262,500

Rate: 3.69% 2 year fixed

Term: 25 years interest only

LTV: 75%
