Buy to let mortgages: The Leeds offers a selection of discounted and fixed buy to let rates to individual applicants who earn more than £25,000 per annum. We tend to approach the Leeds on behalf of investors with very small property portfolios because it limits borrowers to a maximum of four properties. However, in addition to vanilla buy to lets it will consider lending on HMOs on a case by case basis. Currently Leeds Building Society allows borrowers to make capital repayments of up to 10% of the outstanding loan amount each year without incurring Early Repayment Charges.
From 1 January 2017, Leeds will implement an ICR of 140%, up from 125%, for its buy to let and holiday let mortgages. In addition, it will apply an affordability stress test rate of 5.5% for purchase and capital raising remortgages.
