    Buy to let mortgages: We tend to approach N&P for those investors who are looking to borrow through a limited company. N&P accepts applications from LLPs, SPVs and trading limited companies for flats over commercial, multi-units and vanilla buy to let property. N&P will lend to both experienced and inexperienced landlords providing they can show reasonable income levels, i.e. a minimum of c£35,000 per annum. Income solely from rent is also acceptable. 

    Commercial mortgages: N&P also offers a range of commercial mortgages for investment and business owner-occupiers mostly on a capital and interest repayment basis, although it will sometimes consider periods of interest-only and part-and-part..

    N&P commercial investment mortgages are mostly designed for borrowers looking to purchase, capital raise and refinance mixed-use premises, shops and other retail units, offices, industrial units and warehouses up to 75% LTV. It will also consider lending for Self Invested Pension Scheme and Self Administered Pension Scheme purchases.

    Its owner-occupier mortgages are for established businesses that have a proven, profitable track record and can provide the last three years’ audited or certified accounts. On a case by case basis it will consider business with only two years’ of finalised accounts but expect rates to be higher. Unlike some lenders, N&P does not require the borrower’s business banking. Usually it will lend up to 75% LTV on loans from £75k to £10m.

N&P is term lender, i.e. it can offer commitments for up to 25 years.
